Environmental Impact Statements (EISs) are a necessary step for gaining planning permission. Following a process of Environmental Impact Assessment (EIA) they examine the impact of a project on all aspects of the environment and set out how the protagonists of the project plan to mitigate the impacts, and the monitoring programmes they will put in place to ensure that mitigation is delivered.

An EIS is typically set out in chapters, each covering a facet of the environmental impact of the project (eg waste, water, soil, ecology, noise and vibration etc) and completed by a summary of mitigation and monitoring measures. Each EIS is completed by a Non-Technical Summary explaining the work undertaken for non-environmental specialists.

An effective EIS can smooth the path to planning permission with the regulators and local communities.
